The Total Monthly Leasing Price is comprised of base rent, all mandatory recurring monthly fees, and any optional fees affirmatively selected by the applicant or resident. The Total Monthly Leasing Price does not include variable, usage-based, or non-recurring charges, such as utilities, nor does it include any fees, deposits, or other amounts due at or prior to move-in or at move-out. The amount of any security deposit is subject to change based on screening and underwriting results but shall not exceed the maximum amount permitted by applicable law. Certain fees or charges may be subject to sales, use, or other applicable taxes. Some fees and charges may not apply to rental homes participating in an affordable housing or government-subsidized program. All fees, charges, and obligations are governed by and subject to the terms and conditions of the application, lease agreement, and any applicable addenda. Prices, fees, and availability are subject to change without notice to the extent permitted by law. Resident is responsible for damages to the rental home beyond ordinary wear and tear. Resident may be required, pursuant to the lease, to obtain and maintain renter’s insurance and to establish, activate, and maintain utility services, including but not limited to electricity, water, gas, and internet. Additional fees, charges, and requirements may apply as set forth in the application, lease agreement, or related documents, copies of which may be requested prior to submitting an application.
